I live in a suburb called Wellard, which is south of Perth city centre.
The Village At Wellard is a new development based around the new
Wellard railway station and village centre. It's about a half hour drive to the city, about the same on the train.
Perth has recently spent $1.32 billion on building the newly completed Southern Railway Line,
and new "Transit Orientated Developments" have sprung up around the stations on this new rail corridor.
Property in this whole corridor has seen dramatic price rises over the past few years
as transport to the city is so convenient.
With the completion and opening of the railway line
in December 2007 it is expected
that prices may rise again.
Wellard is a quiet, leafy suburb, and my house is in a great location, about 300 metres from the station,
set on an elevated block. The front of the house faces west, and looks out over bushland which is a permanent nature reserve,
so will never be built on. The sunsets to the west over this bushland are spectacular, and sitting on the front patio with a beer
or wine as the sky turns many shades of red is a great pleasure.
There are schools and shops nearby. There is a small shopping centre an easy stroll away through the bush reserve,
or a much larger shopping mall just north of Wellard
A four-minute walk takes you to the station, and half an hour later you are in the centre of one of the most beautiful cities in the world.
A five-minute drive, or easy cycle ride takes you to a quiet beach, and the jump off the jetty into the ocean on a hot summer's day
is fantastic.
To the south, one stop on the train takes you to Rockingham, with its shopping centre, ocean-front cafes and restaurants, and its beautiful
sheltered beach.
As most real estate agents will tell you, the three most important considerations when looking property are:-
Location, Location, Location.
